yeah, I'd agree with that. I'm just antsy until I hear. Our budget is a bit tight, and what they accept for an offer determines if we can build a garage now or not, etc

we just put the offer in last evening, with a 24 hour window. they just countered. now we're figuring out our counter on that, cause they're still high when compared to comparables.

Oh, so it's not actually the wait, it's what the answer means. That makes more sense to me.

yeah, and the answer will affect what we do for financing and who we go with in that arena, as well. so it's just that until the offer is finalized, there is a ton of stuff up in the air. after the offer is finalized, we can put the ducks in a row and go from there. it's just all the uncertainty right now that drives me nuts.

Did you write the window for response into the offer? I never did that and always advised clients against it.

One of the worst things real estate agents do is think they are clever by having a pre-qualification letter drawn up by the lender with the price they were offering on it. Any time I saw that, I knew it was amateur hour.

we have the pre-qual letter, but our agent blacked out anything financial

In our state, its a "prohibited dealing" to write an offer without a termination date.

And we would have insisted that the letter be re-emailed with enough data to verify that the Buyer has been approved for enough of a loan to purchase the property.

it has enough data. she blacked out any sort of data related to income, etc. I think that the figure left on there was the max that we were approved for, which was well above asking price.

I always viewed it as somewhat antagonistic and unnecessary. The buyer can rescind their offer at any time until acceptance. I would always just inform the other agent that we are continuing to look. I always felt operating in good faith, with clear and honest communication, established better relationships and negotiations than arbitrary deadlines.

If someone comes off as a dick when they are presenting the initial offer, it immediately puts up everyone's guard about what may happen during the home inspection, etc.

a date forces the seller to make a decision, though, rather than just sit on it, leaving the buyer in limbo, while they possibly wait for another offer to come in
